Glossary of Terms related to Eviction Actions
Request Cancellation - Available only before the eviction is filed with the Court and appropriate when the Defendant(s) paid the amounts owed or resolved the case to your satisfaction.
Request Dismissal - Available only after the eviction is filed with the Court and before the judgment is entered. Dismissal is appropriate when the Defendant(s) paid the amounts owed or resolved the case to your satisfaction.
Request Satisfaction - Available after a judgment is entered and appropriate only where Defendant(s) paid entire judgment amount.
Request Writ - Available as of the writ of restitution date in the judgment and will result in a court order being issued to direct the constable to lock out the Defendant(s).
Request Motion to Vacate Judgment - Available only after a judgment has been entered. This motion is appropriate only when you want to remove the judgment from Defendant(s)' record and seal the case.
